Why are Strata Insurance Premiums Rising?
Catastrophic losses have steadily risen in Canada for severe weather losses (350% increase), claims costs have doubled since 2014 at a steady increase. Insurance companies use interest rates on investments to generate revenue, if difficult conditions like this last 1-2 years they can absorb costs, but 3+ years of this means they need to reconsider their risks. Most insurers are currently operating at a loss, paying out more than they’re collecting in premiums, causing a hard market.
What do purchasers and sellers need to know?
Knowing as much as possible about the strata corporation including:
- requesting a summary of their current insurance program and details of any claims in past 5 years
- ensuring that the property has a depreciation report, that there’s a plan of action in the report and funding being undertaken
- understanding maintenance programs, reviewing bylaws to ensure that strata corp takes responsibility
- check for visible loss prevention programs (sprinkler head cages, etc)
- reach out to individual insurance brokers regarding Unit Owner Insurance to bridge/dovetail the strata insurance
BC Provisions for Tenants & Landlords
Landlords with existing eviction orders can, if necessary, take tenants to court to enforce the order starting on July 2 as part of the provincial government’s recent relaxing of tenancy rule restrictions that were implemented at the beginning of the pandemic. MORE INFO
